Al-Enmaa Investment Company has established a real estate development fund to build the Darb Al Haramain complex that costs about SR4 billion located in the old airport area in Jeddah, its CEO Eng. Saleh Al-Hanaki said.
The complex, regarded as the most important residential and commercial complex for Al Haramain Train Station visitors, occupies an area of 1,383,345 square meters on the intersection of King Abdullah Road and Al Haramain Train Station. The start of the execution of the construction plans began in December 2016, while the marketing and selling of units are expected to start early next year. The project is planned to be completed by the beginning of 2018.
The complex has its modern unique structure that was designed by Hossam Al-Abdulkarim›s office in alliance with Cal Thorpe, Kranekel, and WPS. The affiliation with these specialized architecture offices ensures the development of a modern complex that is full of vital services and modern facilities, allowing the residents as well as visitors to enjoy their stay in the complex, achieving all the success and comfort factors for the complex as a residence or an investment opportunity. The complex design stands to be the first of its kind when compared to other similar projects in Jeddah, as it is structured with seven floors (services + 5 identical residences + an appurtenance) with the minimum number of 60 floors for the residential buildings within the complex, and located directly on King Abdullah Road. In addition, the main road named “Al-Hijaz Road” was constructed to divide the complex from the west to the east, with buildings along the sides ranging from 20 – 60 floors each. The complex also includes a large central park and medium-size gardens that obtain all the sports and entertainment activities, as well as services amenities for the residences of the complex. The latter was designed by Kranekel Co. in cooperation with the Engineer Hossam Abdul Karim office who also supervised the complex›s infrastructure deign by the Canadian company WSP.
The supervision and implementation of the project were assigned to The Arab Center for Engineering Consultancy, a center that has been specialized in the field of engineering consultancy in the Kingdom of Saudi Arabia for nearly 30 years, during which it has provided its services for several major projects across the kingdom.
Al-Enma Investment Company has appointed Saqefat Al-Safa Real Estate Development and Management Company to undertake the implementation and marketing of the project. The latter is well known for the development of several distinguished projects within Saudi Arabia, as well as the marketing of other distinctive projects across the kingdom and other countries in the last twenty years.
Darb Al Haramain complex will have access to high-level road networks trafficking from and to the complex, as well as allowing Jeddah metro to pass through Al-Hijaz road, leading to the nearby Al Haramain train station, allowing major commercial and touristic interchange in the area. The Sulaymaniyah main station in Jeddah is considered the most important railway station of the five connecting Al Haramain train station, as it links the departure and arrival of a huge number of users, which calls for an urgent demand of houses, hotels and various commercial projects, where the need of hotel rooms reach up to 17,000 rooms during the first five years of the train’s launch, and its commercial services or activities. Some 1.5 million visitors and pilgrims are expected to travel through Darb Al-Haramain residential, accommodation, or commercial projects, benefiting from all the surrounding facilities, especially Al Haramain Train Station, King Abdulaziz University, its hospital, and all the vast commercial centers that are surrounding the location.
